Moravian Hall Square embarks on a proposed addition to its services and living opportunities.
Moravian Hall Square is proceeding with the approval process for a second campus on 44 acres about a mile from its Nazareth campus to build approximately 140 cottages, duplexes and townhouses for seniors. Moravian Hall Square appeared before the Upper Nazareth Township Supervisors in October of 2011 to continue the approval process. On December 15 and January 12, the project was presented to the township Planning Commission.
Moravian Hall Square is scheduled to appear again before the Planning Commission Thursday, February 9 at 7 pm.
The proposed Heritage Village would be laid out like a historical village similar to Nazareth, Lititz, PA and Winston-Salem, NC. These settlements were designed in a grid-like format with homes fairly close to one another allowing for a village green, community center and green space throughout for walking paths and trails with benches and fitness kiosks. Wetlands on the property would be preserved and add to the ambiance of the village for residents and neighbors. The community center would provide space for meetings and programs as well as fitness facilities. An indoor pool is planned.
Residents of Heritage Village would have priority access to health care at the Nazareth campus, meals at the Nazareth campus, if desired , and access to home health care. Transportation for the main campus would be provided. Cottages at Heritage Village would have two bedrooms, full kitchens and garages, and energy saving features and amenities. Townhomes would have one or two bedrooms and similar amenities.
Residents would have lifetime tenancy with an entrance fee and monthly maintenance fee that would include emergency call and fire protection systems, housekeeping, maintenance, lawn care, trash and snow removal.
Moravian Hall Square would own and maintain the campus, buildings, and roads, and pay full real estate taxes to the township, Nazareth Area School District and Northampton County.
The formal approval process began in March 2010 before the Upper Nazareth Township supervisors. After a conditional use approval, granted May 19, the planning and zoning process is estimated to take until the summer of 2012. 70% of presales is needed to complete the land purchase and financing for the project, estimated to be completed in 2013, with full occupancy projected by 2015.↑ Back to Top
